To avoid time-stamping photos, please
ensure seasonal decorations are kept
down for the photo shoot. If we do
capture decorations in photos,
unfortunately we won't be able to remove
them during the enhancement process.
Unfurnished or empty properties require
the same home staging treatment as
furnished or occupied homes. Please
ensure the property is clean, tidy and
clutter free to achieve the best results.
If we’re capturing 360° content for your
property there’ll be nowhere to ‘hide’
clutter out of shot. Remember to make
the most of storage space and follow the
steps above.
On the day of the photo shoot, the professional photographer may conduct additional home staging, or advise you to move items that have been
overlooked during home staging. Photographers won’t use props and won’t be responsible for cleaning or tidying the property. If properties are
untidy on arrival, the appointment will still go ahead.

FAQs of Home Staging Guide for Real Estate Success

What are the key steps in preparing a home for staging?
Preparing a home for staging involves several key steps. First, declutter all spaces by removing personal items and unnecessary furniture to create a clean look. Next, ensure that the home is thoroughly cleaned, including windows, floors, and surfaces. Additionally, enhancing the exterior by mowing the lawn and cleaning outdoor furniture can significantly improve curb appeal. Finally, consider the arrangement of furniture to create inviting and functional spaces that appeal to potential buyers.
How does home staging impact the sale price of a property?
Home staging can have a significant impact on the sale price of a property. Staged homes often sell faster and at higher prices compared to non-staged homes. This is because staging helps potential buyers visualize the space and its possibilities, making it more appealing. A well-staged home can create an emotional connection, encouraging buyers to make an offer. Moreover, clean and organized spaces can lead to better photographs, which are crucial in online listings.
What should be removed from a home before staging?
Before staging a home, it is important to remove personal items such as family photos, personal memorabilia, and any clutter that may distract potential buyers. Additionally, items like bins, tools, and pet accessories should be hidden from view to create a neutral environment. Cleaning surfaces and ensuring that all rooms are tidy will help showcase the home’s features effectively. This process allows buyers to envision themselves in the space without distractions.
What role does lighting play in home staging?
Lighting plays a crucial role in home staging as it can dramatically affect the mood and perception of a space. Bright, well-lit rooms appear more inviting and spacious, making them more appealing to potential buyers. Opening curtains and blinds to let in natural light is essential, as is ensuring that all light fixtures are functional and well-placed. Additionally, using warm light bulbs can create a cozy atmosphere that enhances the overall appeal of the home.
How can outdoor spaces be staged effectively?
Effectively staging outdoor spaces involves creating an inviting atmosphere that complements the interior of the home. Start by cleaning patios, decks, and gardens, removing any debris or dead plants. Adding outdoor furniture, such as chairs or tables, can help define the space and encourage buyers to envision themselves enjoying it. Additionally, landscaping improvements, such as mowing the lawn and planting flowers, can enhance curb appeal and make a strong first impression.
